How the rates work

Buyer’s Stamp Duty applies to every residential purchase on a tiered scale: 1% on the first S$180,000, 2% on the next S$180,000, 3% on the next S$640,000, 4% on the next S$500,000, 5% on the next S$1.5 million, and 6% on anything above S$3 million.

Additional Buyer’s Stamp Duty then applies depending on who you are and what you already own. Singapore Citizens pay nothing on a first property, 20% on a second and 30% on a third or more. Permanent Residents pay 5% on a first, 30% on a second and 35% on a third or more. Foreigners pay 60% on any residential purchase, and entities 65%.

Married couples with at least one Singapore Citizen may qualify for ABSD remission on a replacement matrimonial home if the first property is sold within the required window. That relief is conditional — check it against your own circumstances before relying on it.
