Get a proper valuation Read the full cost breakdownYour net proceeds are the sale price less every cost that comes off it at completion. Most sellers underestimate this by tens of thousands because they forget GST on commission and the CPF accrued interest.
For residential property bought on or after 4 July 2025, SSD runs on a four-year ladder: 16% in year one, 12% in year two, 8% in year three, 4% in year four, and nothing after that. Properties bought between 11 March 2017 and 3 July 2025 keep the older three-year ladder of 12%, 8% and 4%. SSD is charged on the higher of sale price or market value.
Whatever CPF you used for the purchase must be returned to your CPF account, plus the interest that money would have earned at 2.5% per annum had it stayed there. On a long hold this can be substantial. It is not a loss — the money is yours — but it does not reach your bank account.
Private residential commission is typically 1%–2%. GST at 9% applies on top of the commission itself, not on the sale price.
